But since I was then in a buying mode I bought this OTHER THING:

Bring the canoe Batty, as you can see the dock is steps away. And no jet skis and a Scandinavian bakery with in biking distance.
Congratulations, Munkay! Looks like an ideal location. My cabin isn't on the water, and it isn't in as nice shape either. I'm jealous ;-)
